White Rock real estate

White Rock is Metro Vancouver's seaside small town: a walkable centre, the longest pier in Canada, and a housing mix of ocean-view homes on the hillside, low-rise condos in the town centre, and character houses on quiet streets — all in five square kilometres.

White Rock's geography does the work: the city rises from the beach in tiers, so view quality — and price — changes street by street. Hillside homes with unobstructed water views command a premium that holds through market cycles; the same floor plan two streets back trades meaningfully lower. Town-centre condos serve two groups well: downsizers who want walkability, and buyers priced out of detached who still want the beach lifestyle.

The market is small and relationship-driven. Many sales here never reach broad marketing, which makes local representation matter more than in larger markets.
