Surrey is really six town centres with distinct markets. City Centre trades on transit and employment growth — one-bedroom condos here remain among the most accessible entries into Metro Vancouver ownership. Fleetwood and Guildford carry established family neighbourhoods with lot sizes the west side of the region can no longer offer. Newton and Whalley provide the region's strongest value per square foot, while the SkyTrain Fleetwood extension is repricing corridors ahead of completion.
For sellers, Surrey's buyer pool is deep and local: move-up families, first-time buyers leaving the condo market, and investors following the infrastructure spending. Pricing correctly at launch matters more here than anywhere — well-priced homes attract multiple offers while overpriced listings sit.
SkyTrain expansion
The Surrey–Langley SkyTrain corridor is repricing Fleetwood and Cloverdale-adjacent neighbourhoods ahead of opening.
Medical district
The new medical school and hospital investment anchor long-term employment demand in City Centre.

Common questions about Surrey
- Is Surrey a good place to buy a first home?
- For most Metro Vancouver first-time buyers, Surrey offers the region's widest selection under $700,000, concentrated in City Centre, Whalley, and Newton condos and townhomes. Transit access via SkyTrain makes commuting practical without a car.
- What is the average house price in Surrey?
- As of July 2026, the Fraser Valley board benchmark is about $1.34M for a detached home, $757k for a townhome, and $470k for an apartment, with prices down roughly 7% year over year. Surrey neighbourhoods range around those board figures — a current comparative analysis beats any city-wide average.
